360° Planning and BIM
in Technical Building Services (TBS)
Planning & BIM – precise, connected, future-proof
The specialty of the KONZMANN Division Engineering subsidiaries is TBS planning, with and without BIM.
The goal is holistic 360° planning, where all trades of energy and building technology are integrally considered and optimally coordinated to ensure maximum efficiency, sustainability, operational safety, and quality.
BIM, and especially BIMtelligence from TCON, elevates the transparency, efficiency, and cost-effectiveness of planning to a new level, enabling future-proof building equipment. Traditional planning remains a reliable and proven method, while BIM as a digital advancement further boosts competitiveness and sustainability. This creates the individually best solution for each customer—technically, energetically, and economically.
360° Planning: An overview of all trades in technical building equipment
360° planning means that all technical systems and installations of a building or facility are comprehensively planned and coordinated. By considering all trades in detail, interface issues are minimized, collaboration is optimized, and sustainable, cost-effective solutions are enabled. The companies of the KONZMANN Group’s Engineering Division take into account the following TBS disciplines:
Heating

Planning according to HOAI
Planning according to HOAI Service Phases 1–9: The planning of all TBS (technical building services) trades is carried out by the companies of the Engineering Division in accordance with the nine service phases defined in the German Fee Structure for Architects and Engineers (HOAI). Each phase can be commissioned individually and tailored to the specific needs of the client and the building or facility to be planned or developed. All planning is performed neutrally, independent of specific manufacturers or products, in order to achieve the best possible technical, energy-efficient, and economic solution.

What is BIM?
Benefits of BIM at the KONZMANN Group
- More efficient planning: A unified information status improves coordination and prevents duplicate work, planning errors, and clashes.
- Better cost and schedule planning: Early simulations and transparent data enable more realistic forecasts.
- Transparency and traceability: Every change to the model is documented, facilitating tracking and later use.
- Optimization of the operational phase: The model supports the operation and maintenance of the building after completion.
- Competitiveness: BIM is considered an important step in digitalization and ensures the future viability of companies in the construction industry.
- Manufacturer independence: The companies of the KONZMANN Group remain neutral in product selection to always guarantee the best technical, energetic, and economic solution.
- Sustainability: Resources can be planned and used more purposefully, providing ecological and economic benefits.
